Can you hold a place before I apply?
At Peak Property Management, we want to help you secure the right home as quickly as possible. Properties are rented on a first-come, first-served basis, and a completed application along with the required fees is what officially holds your place. We recommend submitting your application right away so you do not miss out on a home you love. -
Do I pay the first month's rent and last month's rent with my security deposit?
Move-in costs vary by property, but most tenants are required to pay the first month's rent and a security deposit before receiving the keys. Some properties may also require the last month's rent upfront. We believe in clear and honest communication, so all move-in costs will be outlined for you before you sign anything. -
How old do you have to be to apply?
All applicants must be of legal age to enter into a lease agreement, which is typically 18 years or older. Every adult who will be living in the home is required to submit a separate application. -
Is the deposit refundable?
Yes, security deposits are generally refundable when the home is returned in good condition, all lease terms have been met, and there are no outstanding balances. Deductions may apply for unpaid rent, damages beyond normal wear and tear, or cleaning fees. We handle every deposit with full transparency and integrity. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet the income, credit, or rental history qualifications on their own. Cosigners must meet our financial standards and sign a guarantor agreement. We are happy to walk you through the process and answer any questions you have along the way. -
You have a property I want to rent. How do I apply?
We make the application process as straightforward as possible. Applications can be submitted online or in person and require a completed application form, an application fee, and supporting documentation such as proof of income and a valid form of identification. How do I pay rent?
Rent can typically be paid online through a secure tenant portal, by automatic bank transfer, or by check or money order depending on the property. We want paying rent to be a simple and stress-free experience for every tenant we serve. -
I want to get a pet. What should I do?
Before bringing a pet home, review your lease agreement and reach out to our team directly. Some properties welcome pets with an additional pet deposit or monthly pet rent, while others have specific restrictions in place. We encourage you to get in touch with us first so we can give you an honest and clear answer for your specific property. -
I want to move out, but my roommate wants to stay. What should I do?
This is a situation we can help you navigate. Lease agreements typically hold all tenants equally responsible for the full lease term. If your roommate wishes to stay, they may need to qualify for the lease independently or work with management to find an approved replacement tenant. We recommend reaching out to our team as early as possible so we can help find the best path forward. -
My lease expiration is coming, and I want to move out. What should I do?
Most leases require a written notice before you move out, and the required notice period will be outlined in your lease agreement. Who is responsible for paying for repairs and maintenance requests?
