Closing Day
You are almost at the finish line. Before closing day arrives, we will confirm that all outstanding items are resolved and that everything is in order for a smooth, stress-free transfer of ownership.
Final Walk-Through Inspection
Shortly before or on the day of closing, the buyer will complete a final walk-through to confirm the property is in the condition outlined in the Purchase Agreement, with no new issues and no personal items left behind by the seller.
Cancel Home Services and Utilities
After closing, we will provide a reference list of contacts for canceling utilities and home services tied to the property.
Be Prepared for the Unexpected
Even in the final stages, surprises can arise. A delayed loan or a last-minute appliance issue does not have to derail your closing. We have navigated situations like these before and we know how to resolve them efficiently, keeping you informed and on track throughout.
Completing the Closing
At closing, you, the buyer, and the closing agent will sign the settlement agreement, which documents all financial transactions associated with the sale. If you cannot attend in person, arrangements can be made based on your circumstances. Proceeds can be wired directly to your financial institution or issued as a check at closing. Bring all property keys and relevant materials for the buyer. Once everything is signed, your property is officially sold.
When you are ready to get started, call us at 479.733.7325 or complete the form and one of our experienced agents will be in touch.

Tips For Selling Your Home

Give Your Home a Deep Clean
First impressions set the tone for everything that follows. Before listing, make sure every surface, floor, bathroom, and fixture is spotless. If needed, bring in professional cleaners to ensure your home presents at its absolute best.

Declutter Your Space
A clean, organized home allows buyers to imagine their own lives in the space rather than focusing on what is already there. Decluttering is one of the simplest and most impactful things you can do to increase buyer interest.
Handle Repairs Before Listing
A well-maintained home signals to buyers that the property has been cared for. Address outstanding repairs before your listing goes live so buyers walk in with confidence rather than concern.
Paint the Walls
Not only is painting a great way to clean up the walls but making the overall color scheme neutral will increase the appeal to potential buyers, making it easier for them to envision their belongings in the house - get rid of any bright, outdated paint colors and go with a neutral palette throughout the house.
Increase Your Curb Appeal
The outside aesthetic of your home is just important as the inside. Give buyers a good feeling before they even open the front door. Landscaping, mulching, flowers, pressure washing the driveway and exterior of the home are all simple ways to increase the value of your home.
Stage Your Home
Staged homes tend to fill quickly because they feel homier - if you have neutral furniture that you can leave in the home, do it, otherwise consider a professional staging company.
Depersonalize Your Home
You want to leave a few nice, framed photos around the house to make the home appear inviting and lived in, but in general, removing your very personal items, such as family photos will let the potential buyers see their photos in those places, versus yours.
